Where in Florida is 30A? A Local’s Guide to Scenic Highway 30A
Last Updated May 12, 2026
Geographically, 30A is located:
In the Florida Panhandle, on the Gulf of Mexico
In Walton County, along the Emerald Coast
Between Destin to the west and Panama City Beach to the east
If you’ve seen dreamy photos of sugar-white sand, pastel beach cottages, and turquoise Gulf water, there’s a good chance you were looking at 30A—but it’s not a city, and it’s not a resort.
It’s a scenic coastal highway and a collection of beach towns in one of the prettiest corners of Florida.
In this guide we’ll explain where 30A is in Florida, what it includes, how to get there, and why it feels so different from Destin or Panama City Beach.
So… Finding 30A in Florida
We get this question all the time: “Where in Florida is 30A, exactly?”
When people say “30A,” they’re talking about Scenic Highway 30A in Northwest Florida, plus the beach communities along it.
Specifically, 30A is 24 mile county roadway:
Starting at Rosemary Beach and ending at Topsail State Park
It runs somewhat parallel to Route 98, a major east-west highway along the Gulf of America
The westerly end of the road is 13 miles west of Destin and 36 miles south of Defuniak Springs
The state formally designated it as Scenic Highway 30A, known for sugar-white sand, rare coastal dune lakes, and low-rise beach towns.
If you look at a map, you’ll see US Highway 98 running east–west along the Panhandle. 30A drops south off 98, winds along the Gulf through a string of small towns, and then reconnects with 98 near Miramar Beach.
So in simple terms: 30A is a scenic coastal road and region in Northwest Florida’s Panhandle, between Destin and Panama City Beach on the Gulf of America.
What Exactly Is 30A – The Region and Lifestyle
Locals and repeat visitors use “30A” in three overlapping ways:
The region:
A cluster of about 16 beach communities along that road, often called South Walton or SoWal—places like Rosemary Beach, Alys Beach, Seaside, WaterColor, Grayton Beach, Blue Mountain Beach, Dune Allen, and Santa Rosa Beach.
The lifestyle / brand:
A laid-back, small-town beach vibe that’s become its own brand: walkable town centers, bike paths, family-friendly restaurants, and pastel cottages instead of high-rise hotel strips.
When travelers say “We’re going to 30A,” they usually mean they’re staying in one of these South Walton beach towns along Scenic Highway 30A.
Towns and Communities Along 30A
30A doesn’t have any “big cities”; it’s all about small, master-planned beach communities and older Old-Florida neighborhoods. A few of the best-known include:
Rosemary Beach – New Urbanist architecture, cobblestone streets, boutiques, and one of the most photographed town centers on the Gulf.
Alys Beach – Bright white, Mediterranean-inspired buildings and a very upscale, design-driven feel.
Seaside – The original New Urbanist beach town, famous from The Truman Show and often considered the “postcard” view of 30A.
WaterColor – Coastal homes, boardwalks around Western Lake, and a family-friendly resort atmosphere.
Grayton Beach – One of the oldest communities on the coast, next to Grayton Beach State Park and scenic dune lakes.
Blue Mountain Beach & Santa Rosa Beach – Slightly quieter, higher-elevation stretches with public beach access, restaurants, and great rental homes.
There are more (Dune Allen, Inlet Beach, Seagrove, etc.), but the key idea is this:
30A is not one town—it’s a chain of small beach communities sharing one scenic road and 26 miles or so of Gulf shoreline.
How to Get to 30A
Because 30A sits between Destin and Panama City Beach, you actually have multiple airport options and driving routes.
Nearest Airports to 30A
Most visitors fly into one of these three:
Northwest Florida Beaches International Airport (ECP) – near Panama City Beach, roughly 20–25 miles from Rosemary Beach and the eastern 30A communities.
Destin–Fort Walton Beach Airport (VPS) – west of Destin, useful if you’re staying on the western end of 30A (Dune Allen, Santa Rosa Beach).
Pensacola International Airport (PNS) – farther west, but sometimes has better fares for Emerald Coast trips.
From ECP, you’ll take US 98 west and then turn onto 30A; from Destin/VPS, you’ll take US 98 east and drop down to 30A.
Driving Distances
A few real-world distances give you a feel for where 30A sits:
Destin to Rosemary Beach: about 32 miles, roughly 40–45 minutes by car.
Panama City Beach to Rosemary Beach: about 16–17 miles, around 20–25 minutes by car.
Atlanta to Seaside (central 30A): around 305 miles, often a 5–6 hour drive—one reason 30A is so popular with Georgia and Southeast road-trippers.
If you’re used to Orlando or Miami distances, 30A will feel “out of the way”—and that’s exactly why it still feels more relaxed than some of Florida’s bigger beach hubs.

How 30A Differs from Destin and Panama City Beach
One of the easiest ways to understand 30A’s location is to compare it to its better-known neighbors.
Destin and Panama City Beach are larger resort towns with high-rise condos, busy main drags, and big attractions.
30A, sandwiched between them, is mostly low-rise communities, vacation homes, and small inns, with strict design guidelines and protected dune and lake ecosystems.
The beaches are still public (with many official access points along 30A), but the overall feel is more “village and bike path” than “strip and neon.”
If you want big nightlife and amusement parks, you might stay in Destin or Panama City Beach and day-trip 30A. If you want walkable town centers and slower evenings, you stay on 30A and maybe day-trip to those bigger cities.
When Is the Best Time to Visit 30A?
Because 30A sits on the northern Gulf, it shares the typical Panhandle pattern:
Spring (March–May): Warm days, cooler nights, great for biking and beach days. Spring break can be busy, but April and early May are especially nice.
Summer (June–August): Hot, humid, and busy—this is peak family-vacation season. Gulf water is warm, but you’ll see afternoon thunderstorms.
Fall (September–November): One of my personal favorites. Visit Florida calls out October specifically as an excellent time for 30A, thanks to events and milder weather.
Winter (December–February): Cooler, quieter, and more affordable, though too chilly for long swims on many days. Great for walks, state parks, and crowd-free town centers.
Because it’s in Northwest Florida, 30A is noticeably cooler in winter than South Florida or the Keys.
Is 30A Right for Your Florida Trip?
If you’re trying to decide whether to base your Florida beach trip on 30A or somewhere else, here’s how I think about it:
30A is ideal if you want:
Walkable, village-style beach towns
Vacation rentals and homes instead of big hotels
Bike paths, coastal dune lakes, state parks, and sugar-white sand
A somewhat quieter, more upscale feel than many classic spring-break beaches
If you’d rather have:
Large resorts with big pools
A long strip of bars and clubs
Large outlets and attractions all around you
…then Destin, Panama City Beach, or even Clearwater/Miami might match your style better.
But if you’ve been looking at dreamy photos of pastel cottages and boardwalks with emerald water in the background, there’s a good chance your heart already belongs to 30A—you just needed to know where it is on the Florida map.
